New Closing on Padaro Lane
Roughly 2 months after reducing its asking price to $4,195,000, 3485 Padaro Lane has closed escrow for $4,000,000.

3485 Padaro Lane is a tiny, but darling 100 year old 859 square foot two bedroom/two bath cottage on the creek with very beautiful sweeping ocean views on a large 87′ of beach frontage. It is on the sand down a shared driveway with one other, non-beachfront home at 3485-A Padaro Lane. It is offered with previously approved but currently expired plans by noted architect Andy Neumann for a 2,265 sq.ft. two story Cape Cod.

3485 Padaro Lane was purchased by the owners of the non-beachfront home immediately behind it at 3485-A Padaro Lane, which they purchased in December 2009 for $5,100,000. 3485 Padaro Lane and 3485-A Padaro Lane had been in the Starbuck family for decades before being sold separately, when the non-beachfront home at 3485-A Padaro Lane was initially sold in March 2007 for $3,950,000.

3485-1/2 Padaro Lane was originally listed for sale in July 2009 for $6,250,000. Prior to its price reduction in mid-November 2012 to $4,195,000, its asking price was $4,800,000.

About Padaro Lane
Long, wide and sandy, Padaro Lane is a private sanctuary from the world and even the twinkling city lights of Santa Barbara up the coast appear as a distant nighttime mirage. It is very difficult for the public to access the cove, given the large seawall projecting seaward at Padaro’s eastern end and the cliffs at its western end. Consequently, homeowners enjoy miles of quiet, sandy beach with rarely an intruder’s roving eye. The depth and amount of sand on Padaro Lane is the greatest and most consistent of all the local beaches, making Padaro Lane one of the most desirable beach choices for home ownership. The shops and cafes of Summerland to the west and Santa Claus Lane to the east are but a healthy walk or bike ride away.

The crescent shape and topography of Padaro Lane offers something for everyone. On Padaro’s eastern end, the cottages are situated right on the sand on the smallest lots (with 50′ frontages), but they enjoy the best views of the sunsets and coastline up to Santa Barbara. Along Padaro’s mid-section, there are larger homes on acre sized lots on a gentle knoll, elevated just enough to afford gorgeous views of the entire cove but without risk of wave damage. On Padaro’s western end, the homes are blufftop and all are on multiple acres. Each owner along the Padaro Lane cove says they have the “best view on the Lane” and they are all correct!

Most of the homes along PadaroLane are oceanfront, but a few of the deeper lots were split off years ago and have non-beachfront homes upon them. Many of the deep lots that were not split off have been built out with detached garages with guest accommodations built on top, which help to diminish the freeway and railroad noise for the main beachside residences. Beach Club Road is a gated, private road which comes off Padaro Lane, and it has both beachfront and non-beachfront homes along it.
